Del Mar Beach Club is a gated community located in Solana Beach, CA. Residents are provided with many amenities, including tennis courts above their parking garage, which needed significant repair.

During an assessment by the Engineer-of-Record, Degenkolb Engineers, it was uncovered that there were multiple locations where PT tendons were severely corroded or cut. Located in an aggressive marine environment, it was also determined that the existing tennis court needed to be waterproofed to extend the longevity of the slab to prevent water infiltration that could lead to deterioration of the rebar & PT tendons.

STRUCTURAL repaired a total of 94 PT tendons at approximately 120 lineal feet each in both directions along with concrete repair & crack injection on the tennis court slab. A three-part waterproofing system was then applied approximately 16,000 square feet on the entire deck. Additionally, STRUCTURAL performed repairs to the sealants and coving along the perimeter planter walls.

The project was not without challenges as parking spots had to be taken from the residents during construction to allow for shoring underneath the garage. Duration was also extended as the original number of PT tendons to be repaired doubled in count after the initial demo phase. All in all, STRUCTURAL had a great relationship with the Engineer-of-Record and responded to questions in a timely manner as well as deferred to our expertise and suggestions regarding the PT repairs. The field management also had a good relationship with the HOA onsite representative, that every issue was met with a positive mindset and a focus on problem solving. At completion, the client appreciated all our hard work and mentioned potential work at neighboring properties.
