Water damage poses significant threats to the structural integrity and safety of buildings. Effective waterproofing systems are essential for extending a structure’s lifespan and preventing damage caused by water infiltration.
At the Westside Regional Medical Center, owned by the Columbia Hospital Corporation of South Broward, a five-floor cast-in-place parking structure with post-tensioned beams exhibited noticeable deterioration. The primary cause of the degradation was the absence of a waterproofing membrane on the parking deck’s roof, which led to water intrusion.
STRUCTURAL was selected to join the repair team. The scope of work included concrete repairs to beams, columns, and slabs, as well as post-tensioning and strengthening with carbon fiber reinforced polymer (CFRP).
During the repairs, the team encountered unexpected water intrusion in the stair towers and a failing barrier cable system. To avoid future costly repairs, the owner proactively added additional waterproofing to protect the slabs. The team also faced logistical challenges in accessing certain floors of the garage, which they overcame by implementing a three-phase work plan executed at night and over weekends. Opting for scaffolding instead of man lifts enabled the work to be completed 40% faster than initially projected.
Ultimately, STRUCTURAL successfully restored the garage, eliminating water intrusion in the stairwells to ensure a safe and reliable parking facility for the community.
